EXTERIOR WALLS

Frame Metal or Vinyl Siding

This wall component is an average of the cost for metal siding and vinyl siding.

Frame, Plywood or Hardboard

This wall component is an average of the cost for plywood and hardboard sheet walls.

Frame, Siding

This wall component is an average of the costs for metal, vinyl and wood siding.

Frame, Stucco

Stucco exterior walls are made of Portland cement and sand applied over wire and paper or a solid sheathing.  The sheathing serves as a backing and is usually plywood or insulating board at the higher quality levels.

Siding / Shingle

This wall component is an average of the costs for metal siding, vinyl siding, wood siding and wood shingle.

Veneer, Brick

Brick attached to a wood or steel stud frame structure using corrugated clips.  The brick ornamentation provides no structural support for the building.

Veneer, Masonry

This wall component is an average of the costs for brick and stone veneer attached to a wood or steel stud framed structure.

Veneer, Stone

Stone attached to a wood or steel stud frame structure using corrugated clips.  The stone ornamentation provides no structural support for the building.

Masonry, Concreter Block

Concrete block exterior walls are solid masonry walls usually built with one row of standard concrete block and mortar.

ROOFING 

Built-up Rock

Built-up rock roofing consists of alternating layers of saturated felt and a mopping of pitch or asphalt that may have a top pouring of pitch or asphalt into which rock is embedded.

Clay Tile

Clay tile roofing is made from a clay material and is a very heavy roof cover requiring a heavier roof structure.

Composition Shingle or Built-up Rock

This roof component is an average of the costs for composition shingle and built-up rock.

Composition Roll

Composition roll roofing is asphalt-impregnated felt with a finished top layer of mineral granules.

Composition Shingle

Composition shingle roofing consists of shingles made of felt or inorganic fiberglass saturated with asphalt and surfaced with mineral granules.  The shingle may be made individually in strips, interlocking and self-sealing.  Normally, this type of is applied on medium pitched roofs over solid sheathing and building paper.

Concrete Tile

Concrete tile roofing is made of a concrete material and applied over a wood frame roof structure.

Galvanized Metal

Galvanized metal roofing is usually furnished in sheets in a variety of gauges and may be preformed, corrugated or crimped sheets.  It is fastened over a wood roof system, with the pitch of the roof dictating the amount of lapping.

Slate

Slate roofing is hard rock cut into thin tiles or slabs.

Wood Shake

Wood shake roofing is normally installed over a pitched roof and on spaced sheathing covered with building paper.  It is split from a bolt of wood and is generally thicker than a wood shingle and normally comes in random dimensions.  Chemically treated shakes (fire-resistant) are more expensive.

Wood Shingle

Wood shingle roofing is wood cover as thin, small unit split from a block of wood and laid in horizontal, overlapping layers on a pitched roof system.

HEATING & AIR CONDITIONING

Ceiling Radiant Electric

An electric ceiling radiant system heats using electrical-resistant units in the ceiling, with the wires placed in cables.

Electric Baseboard or Panel

An electric baseboard system is a radiant type heating system that heats through a baseboard network.

Electric Panel

An electric panel system heats using electrical-resistant units with wires in wall or ceiling panels.

Electric Radiant Heat

This heating component is an average of the several electric radiant heating types.

Forced Air Furnace

A forced air heating system is a gas-fired or electric-powered furnace unit that circulates the warm air with a motor driven fan.

Warm & Cooled Air

A warmed and cooled air system generates warmed and cooled air, using a forced air furnace usually with a remote cooling coil and condenser, and distributes it throughout the building to numerous areas by a duct system.  This system offers combined heating and cooling and is also referred to as central air or package heating and cooling.

Heat Pump

Heat pump systems are self-contained, reverse cycle heating and cooling unit.  On its heating cycle, it collects heat by the outside coil and pumps it inside the building.  On its cooling cycle, it collects the heat is from inside and pumps it to the outside coil to dissipate it.

Slab

Specifies how much of the residence has a concrete slab floor.

Sub Floor

Specifies how much of the residence has a raised wood subfloor.

FIREPLACE

Single 1-Story FP

A single fireplace with a one-story chimney.

Single 2-Story FP

A single fireplace with a two-story chimney.

Single 3-Story FP

A single fireplace with a three-story chimney.

Double 1-Story FP

Two fireplaces sharing a common one-story chimney.

Double 2-Story FP

Two fireplaces sharing a common two-story chimney.

Double 3-Story FP

Two fireplaces sharing a common three-story chimney.

Triple 3-Story FP

Three fireplaces sharing a common three-story chimney.

Direct-Vented, Gas FP

This gas fireplace is direct vented, which means it has a fixed glass front, which seals off the gas burner and combustion firebox from your home. 100% of the combustion air used by the fireplace comes from outside the home through a coaxial pipe. The vent can be run horizontally through an outside wall, or vertically through the roof.

GARAGE / CARPORT

Attached Garage

An attached garage has one or more sides attached to the residence.

Garage Finish, Attached

This component includes the finishes for an attached garage’s ceiling and walls (except the common wall, which is included in the attached garage cost itself).

Carport, Flat Roof

This is a structure with a flat roof supported by vertical posts, generally attached to the residence on one side.

Carport, Gable Roof

A carport with a gable roof has a three-dimensional, trussed roof system, which is usually an extension of the residence roof structure.

BASEMENT

Total Basement Area

Total Basement Area is the area of the entire basement, including both finished and unfinished areas.  For single-family residences, town houses and duplexes, this also must include the basement garage area.

Minimal Finish Area - REC

Minimally finished basements include minimal floor cover, wall and ceiling finish, electrical lighting and incidental heating.

Partition Finish Area

A partitioned basement has finishes somewhat similar in quality of materials and workmanship to that of the main residence.  This area of the basement is fully partitioned for a recreation room, bedroom, laundry room, bathroom, etc.

Basement Garage, Single

A basement garage is a garage that is partially or mostly below grade in single-family residences, town houses and duplexes.

Basement Garage, Double

A basement garage is a garage that is partially or mostly below grade in single-family residences, town houses and duplexes.

Basement Garage, Triple

A basement garage is a garage that is partially or mostly below grade in single-family residences, town houses and duplexes.

PORCH / DECK / BREEZEWAY

Open Slab Porch

A porch (patio) consisting of a concrete slab on grade with a perimeter foundation, but without walls, a roof or steps.

Raised Slab Porch

An elevated concrete porch with steps and perimeter foundation, but without walls or a roof.

Wood Deck

An elevated, open wood deck with steps and supports, but without walls or a roof.

Slab Porch with Roof

A covered porch (patio) consisting of a concrete slab on grade with a perimeter foundation and a roof, but without walls or steps.

Raised Slab Porch with Roof

An elevated, covered concrete porch with steps, perimeter foundation and a roof, but without walls.

Enclosed Porch, Screened Walls

A covered concrete porch with screened walls. 

Raised Enclosed Porch, Screened Walls

An elevated, covered concrete porch with steps and screened walls.

Raised Enclosed Porch, Knee Walls with Glass

An elevated, covered concrete porch with steps, having a solid knee wall structure with glass (and screen) panels. 

Raised Enclosed Porch, Solid Walls

An elevated, covered concrete porch with steps and solid walls. 

Enclosed Wood Deck, Screened Walls

An elevated, covered wood deck with steps and screened walls.

Enclosed Wood Deck, Solid Walls

An elevated, covered wood deck with steps and solid walls.

Paving, Brick

Brick pavers laid over a bed of sand or gravel.

Paving, Flagstone

Flagstone pavers laid over a bed of sand or gravel.

PLUMBING

Plumbing Fixtures

Fixtures include any of the following items: water heater, stall shower, toilet, bidet, lavatory, tub, hydrotherapy tub (Jacuzzi), kitchen sink and wet bar. Typically, full baths have three fixtures (sink, toilet, shower/tub), while half baths have two fixtures. Note: Many master bathrooms have more that one sink.

Plumbing Rough-in

A rough-in is the water hook-up and drain for laundry service or for future fixture installation.
